In Havering the semi is the commonest home, at 41.2% of households, so carpet cleaning here usually starts on the stairs (£41) and moves on to a landing and the bedrooms at £36 each, all done in the house with hot water extraction.

In Havering 69.5% of households own their home, and private tenants are just 15.8%. Most homes went up between the First World War and the end of the last century: the Valuation Office Agency dates 35.6% of homes to 1919 to 1939 and 46.0% to 1945 to 1999. A semi of either age gives the cleaner a familiar run of rooms (hall, flight, landing, bedrooms) plus a lounge that may reach from the front window to the garden doors. Carpets in owned houses also tend to stay down a long time. The worn track between the lounge door and the sofa usually comes back a good way with hot water extraction, the suite can be done while the machine is set up and a pale carpet can take a protector afterwards at £33 a room.

Parking for the cleaner in Havering

Every Havering permit is virtual and sold through MiPermit. Residents may buy visitor permits, yet the council asks that these are not passed to tradespeople, and points residents to a parking dispensation instead. A dispensation lets the trade’s car sit all day in resident, business or pay and display bays or on a single yellow, without holding a particular space for it. Street pay and display machines want a card or a phone (you can also pay through RingGo, by phone or at a PayPoint), and the opening half hour is not charged anywhere except Romford. In a controlled zone, some streets are permit-only, with the hours posted at the entrance to the street. Those hours carry on through bank holidays, Christmas Day being the one exception, wherever the signs do not state otherwise. Anything the cleaner spends on a bay or a dispensation is billed at the same figure, and the total for parking stops at £40.

Selective licensing in seven Havering wards

For five years from 18 March 2026, Havering’s selective licensing Scheme 2 means a landlord letting to one household in seven of the wards must be licensed. Three sit around Romford (Rush Green and Crowlands, St Alban’s, St Edward’s), two to the north-east (Squirrels Heath and Harold Wood) and two in the south (Rainham and Wennington, and Beam Park). Scheme 3, on the same dates, reaches all wards and licenses homes where three or four people from at least two households share; a house with five or more sharers needs the mandatory HMO licence. For the carpets the point is timing. Licensed lets change hands on dates a landlord plans for, and those are good days to book. Paired with an end of tenancy cleaning visit, each bedroom carpet costs £29. In a furnished let, add the mattress at £35; it is cleaned in the room and left to dry there.

Carpet cleaning in Romford

Romford is the flat-based part of Havering. Take the three Romford wards together (St Edward’s, St Alban’s, Rush Green & Crowlands) and 45.1% of households were in flats at the 2021 Census, rising to about half in St Edward’s, where the town centre is, and 29.4% were private tenants. Every one of the three wards is in Scheme 2, so lets here run to a licence, and carpet cleaning tends to land between one tenant and the next. Parts of the town are older than they look. South of London Road, on what had been barrack ground, roughly 200 small cottages for artisans were built from about 1840 (Queen Street, Waterloo Road and St Andrew’s Road among them), and the small Birkbeck estate at Rush Green was under way by 1885. Cottages like these often have tight, steep stairs, which the cleaner does step by step. On street bays in Romford the charge starts at once, since the half hour of grace elsewhere does not apply. In a town centre block, say whether there is a lift.

Carpet cleaning in Hornchurch

Hornchurch is house country. Across its four wards semis account for 47.6% of households and detached houses 16.5%, with 79.9% owning. Hacton is the most uniform, with 69.4% semis, and its carpet lists repeat: the bedrooms, the landing, a flight at £41, the hall and the lounge. Emerson Park, at 48.8% detached, is a different job. It dates from 1895, when William Carter bought 200 acres from the Nelmes manor for an exclusive suburb, and by around 1905 there were over 200 houses along Parkstone Avenue, Herbert Road, Ernest Road and nearby, on an estate planned with many plots of an acre or more. A room in a house like that can outgrow the bedroom and lounge prices, so it is charged by area at £3 a square metre. A big plot also usually means a drive, and if the cleaner can park on it the permit question goes away. Carpet cleaning for a whole Hornchurch semi, a sofa and two armchairs can be booked as one visit.

Carpet cleaning in Upminster

Owner-occupation peaks in Upminster and Cranham wards at 85.4% of households, and social renting is only 3.5%. Semis take two thirds of households in Upminster ward, and across the two wards only one household in eight is in a flat. Almost nothing here is recent. The Valuation Office Agency puts just 3.9% of homes at 2000 or later, half between 1945 and 1999 and most of the rest between the wars. Carpet cleaning in Upminster is therefore mostly a house job, and the upholstery usually comes into it. Six upholstered dining chairs are £13 each, an armchair £33, and none of it leaves the house. Long curtains in a bay window cost £42 a pair and stay on their track while the cleaner works; the curtain cleaning page lists the fabrics that suit this and the ones that do not. Neither Upminster nor Cranham is in selective licensing Scheme 2.

Carpet cleaning in Rainham

Rainham & Wennington ward is mainly houses (semis, terraces and detached homes together), with flats at only 15.1%; 72.4% of households own. More than half its homes date from 1945 to 1999. The old village core is a conservation area, and Rainham’s listed buildings include Rainham Hall (Grade II*) and the Grade I church, St Helen and St Giles. The south of the borough is where the change is. A Housing Zone for Rainham and Beam Park, granted in 2015, is meant to bring 3,500 homes to old industrial land, and new flats of that kind usually have hard floors in the living space, carpet in the bedrooms and a rug or two over the laminate. Rugs are £35 at 3 square metres or under and £51 past that, and each one is cleaned on the spot. Rainham and Wennington is also a Scheme 2 ward, so private lets need a selective licence, and a change of tenant is the natural time for carpet cleaning in them.

Carpet cleaning in Harold Wood

Semis are the largest group in the Harold Wood ward (43.0%), with flats at 26.2% and 2.2% in shared ownership. About a fifth of the homes are from 2000 or later, including those on the old hospital land. Harold Wood Hospital, off Gubbins Lane, was closed on 13 December 2006; 470 homes were planned for the land, and by February 2023 the resulting Kings Park estate was finished. In homes that new, the carpets may never have had a professional clean, and the first one is a sensible moment to add protection at £33 a room. With a protector on, spilt tea or juice stays on the surface of the pile for a while, long enough to soak up with a cloth, but no protector makes a carpet immune to stains; the stain protection page goes through what it does. Harold Wood is also one of the Scheme 2 wards, so landlords letting to one household must hold a selective licence, and they can book carpet cleaning for the gap between one tenancy and the next.

Carpet cleaning in Collier Row

Until 1929 Collier Row was mostly rural; then 80 acres came up for building and the area filled fast: more than half the area was built up by 1939, and 1937 alone saw about 1,500 house plans passed. Large council estates arrived after the war. Mawneys ward, most of Collier Row, is now mainly semis and terraces with 73.6% of households owning, and nine in ten homes come from those two waves of building. So carpet cleaning here usually includes a staircase, with the hall at £22 at the foot of it. Family houses also mean fabric sofas and armchairs that take a beating from children and pets, and the upholstery cleaning page covers how a fabric is tested before any solution touches it. Collier Row has no station of its own, and the A12 runs along its southern end; neither affects a booking, since the machine comes by road anyway. Mawneys ward is outside Scheme 2.

Carpet cleaning in Gidea Park

The garden suburb at Gidea Park was started on land of the Gidea Hall estate in 1910. About 100 architects competed to design its first houses, and by 1911 some 140 had been built in the streets running between Raphael Park and Heath Drive, nearly all of them detached and many in a Tudor manner, with roughcast, colour-washed or half-timbered fronts. Several are now listed (on Meadway, Heath Drive and Reed Pond Walk), within a conservation area in Marshalls & Rise Park ward. Houses of that period sometimes keep wooden floors with rugs laid on them, and a rug on wood is cleaned where it lies; the rug cleaning page covers wool, silk and fringes. Across Squirrels Heath and Marshalls & Rise Park wards, semis and detached houses make up most homes and 77.6% of households own. Licensing divides the area: Squirrels Heath is in Scheme 2 and Marshalls & Rise Park is not, which only matters for carpet cleaning when a landlord books it.

Questions about carpet cleaning in Havering

Should I hand the carpet cleaner a Havering visitor permit?

The council would prefer you did not. Visitor permits are meant for visitors, and for trades it points residents to a parking dispensation, good for a full day in resident, business or pay and display bays or on a single yellow line, though no space is held for the car. If the cleaner pays for that or for a meter, the bill shows the same amount, never more than £40.

Are Havering’s parking restrictions in force on a bank holiday?

They are, unless a sign on the street says otherwise, and Christmas Day is the only day off. We work 8am to 7pm, seven days a week, so a holiday booking needs the same parking plan as a weekday one.

Which Havering lets need a licence?

For a home let to one household, a landlord in any of the seven Scheme 2 wards needs a selective licence until 17 March 2031, and three or four sharers from two or more households anywhere in the borough bring in additional HMO licensing.

How is a very large room in an Emerson Park or Gidea Park house priced?

When a room is much bigger than an ordinary bedroom or lounge, multiply its length by its width in metres, and that area is charged at £3 a square metre. Ordinary rooms keep their room price, and the full list is on the price list.
