End of tenancy cleaning starts at £156 for a studio and runs to £425 for a four-bedroom house, cleaned to the agent’s check-out list. Carpets and the oven can join the same visit at lower add-on prices.

This clean is for the day the furniture has gone and the inspection is close. A cleaner works through the kitchen, the bathroom and every room against the inventory or the agent’s list, so the places a check-out clerk looks at first (limescale, grease, the inside of cupboards, scuffs on skirting) are done before anyone arrives with a clipboard.

End of tenancy prices by property size

Bedrooms set the price, together with the rooms a home of that size usually has. Each figure below is where the price starts.

SizeFromWhat the price includes
Studio flat£156The studio as one space
One bedroom£207Kitchen, bathroom, hall, lounge and the bedroom
Two bedrooms£243Kitchen, bathroom, hall, lounge and both bedrooms
Three bedrooms£339Kitchen, bathroom, separate toilet, hall, stairs, through lounge and three bedrooms
Four bedrooms£425Kitchen, two bathrooms, separate toilet, hall, stairs, through lounge and four bedrooms

A home that does not fit a row (a second reception room, an en suite as well as the main bathroom, a loft room or a basement) gets a room-by-room price over the phone. Give the office the count of bedrooms, bathrooms and anything extra and the figure is worked out while you wait. A 50% deposit holds the date.

Rooms and fittings on the check-out list

Agents and inventory clerks tend to check the same places, so the cleaner starts with them.

  • Kitchen: worktops and tiles, every cupboard and drawer inside and out, hob, extractor hood, sink and taps
  • Fridge and freezer inside, as long as they are empty and defrosted
  • Bathroom: the bath or shower tray, basin and toilet, with limescale taken off taps, screens and tiles
  • Throughout: skirting, door frames, handles, switches, radiators, sills and any glass within reach
  • Hard floors washed and carpets vacuumed, last of all

The oven sits outside the base price. As an add-on it costs £31, or £62 where there are two ovens or a range cooker, which is less than the £77 a single oven costs as a job of its own. It gets the full oven cleaning treatment, done by hand in the kitchen.

Carpets cleaned on the same visit

Most check-out reports say something about the carpets. Here a carpet company doing the move-out clean has an advantage: the carpets are done with a hot water extraction machine once the rest of the flat is finished, so nobody walks across them while they are damp.

The add-on rate is lower because the cleaner is already at the address. Stairs, hallways and other carpeted areas are priced on the call, and the room list for carpet cleaning in London shows how the rest is worked out. Expect a few hours of drying; open windows and warm radiators speed it up, so where you can, book the clean a day ahead of the inspection. If the landlord is leaving a mattress for the next tenant, it can be cleaned during the visit at £35; mattress cleaning explains what that involves.

Booking the clean around moving day

Ask for a date after the removal van has gone. Empty rooms take less time, and a cleaner cannot do the inside of a wardrobe or the floor behind a sofa that is still standing there. Keep the water, electricity and heating connected until the cleaner leaves: the machines run on your sockets, the kitchen needs hot water and warm rooms help the carpets dry.

The usual order is move out, clean, carpets, check-out. If the inspection is the morning after you leave, ask for an early start so the carpets have the afternoon and evening to dry. You do not have to stay for the clean. The cleaner needs letting in and the door locking afterwards, which can be you, the agent or a neighbour. The phones are answered from 8am to 7pm, weekends too, so a Saturday or Sunday move can be fitted in.

The 48-hour return visit

When the inventory clerk or the letting agent picks up on something the cleaner did, tell the office within 48 hours and a cleaner will come back and redo it. Forward the lines of the check-out report that mention cleaning, with the date of the inspection, and the office books the return. It covers the items that were part of the booked clean. Damage, wear and tear and rooms left off the booking are outside it, and the return visit applies to end of tenancy work only.

Questions about end of tenancy cleaning

Does the move-out price cover the oven?

The oven is extra on an end of tenancy clean. Single ovens are £31 on top of the clean and doubles or range cookers £62. Add it when you book so the cleaner arrives with the soaking tub and has time set aside for it.

Can the flat be cleaned with some furniture still in it?

Yes. In a furnished let the cleaner wipes the furniture down as part of each room and cleans around heavy pieces that stay in place, though not underneath them. Tell the office the property is furnished so the booking allows for the extra work.

What details do I need to book an end of tenancy clean?

Have ready your postcode, how many bedrooms and bathrooms there are, the move-out date and the inspection date if you know it, and whether the carpets or the oven should be added. Ring 020 8077 9696 or use the form on this page. Every move-out and carpet figure is also on the price list.

Pick the rooms, see the price, then book

Postcode, then the rooms or pieces of furniture: the form adds them up as you go. We ring back to agree the time, and a 50% deposit holds the date.
