Windows are priced by house size: outside only from £66 for one bedroom to £122 for four, or inside and out from £101 to £189. Conservatories and flats above the ground floor are priced on the call.
The price covers the glass, frames and sills on the sides you choose. Houses are priced on bedrooms because the bedroom count follows the number of windows closely enough for most London terraces and semis. A property with unusual glazing gets its price once the office knows what is there.
Window prices by house size
| House | Outside only | Inside and out |
|---|---|---|
| One bedroom | £66 | £101 |
| Two bedrooms | £89 | £128 |
| Three bedrooms | £113 | £143 |
| Four bedrooms | £122 | £189 |
These figures are starting prices for a house with ordinary windows. Large bays, roof lights, folding glass doors across the back wall and extensions with a lot of glazing add to the price, so mention them when you call. Window cleaning can be booked on its own or with other work, and the price list shows everything else on offer. Flats and maisonettes above the ground floor are priced on the call, since access decides how the job is done.
Outside only or inside and out
Outside glass picks up traffic film, tree sap, bird droppings and rain spots, and on a busy road it dulls quickly. Outside only suits a house where the inside of the glass is kept up between visits. Inside and out is the one to choose before selling, before moving in or at the end of winter, when condensation has left tide marks on the inner panes and the kitchen window carries a film of cooking grease.
Inside cleaning needs someone at home and clear sills, so move ornaments and plants before the cleaner arrives. One thing no window clean can fix is mist or droplets trapped between the two panes of a double-glazed unit. That means the seal has failed, and the unit needs replacing by a glazier.
Sash and casement windows
Plenty of London houses still have box sash windows, and they clean well when both sashes slide freely. Moving the sashes up and down lets the cleaner reach more of the outer glass from indoors. A sash that has been painted shut is never forced, because the cords and old glass break easily; tell the office if yours stick. Modern tilting sashes swing inwards, so both faces of the glass can be done from inside the room.
Casement windows open outwards on hinges. On the ground floor their outside face is cleaned from the garden or the pavement. Tilt-and-turn windows, common in newer flats, open fully inwards and bring the outer face of the glass within reach from inside. Leaded lights and windows divided by glazing bars take longer each, so say if you have them.
Conservatories, upper floors and access
A conservatory is priced on the call once the office knows its size and whether you want the roof done as well as the side panels. Windows in flats above the ground floor are priced the same way. The questions are how high the windows sit, whether they tilt inwards and if there is a balcony. Some high windows can only be cleaned from the inside, and you will be told before anything is booked.
For outside work, leave the side gate unlocked, move the wheelie bins off the path and keep dogs indoors. If the back garden can only be reached through the house, say so when you book. Details and questions can also go through the contact page.
Questions about window cleaning
Do I need to be in for an outside-only window clean?
Not if the cleaner can reach the back of the house through a side gate or an alley. For inside and out, someone must be in to let the cleaner through and clear the sills.
How often should windows be cleaned in London?
Outside glass on a main road or under trees looks grubby again after a couple of months; on a quiet street it lasts longer. Inside glass goes longer between cleans, and a regular home cleaner can wipe the inner panes within reach in between.
Can window cleaning be booked with jet washing the patio?
Yes, with the patio done first. A pressure washer throws spray and grit up the back of the house, so the windows look better cleaned after it. Patios and paths are priced by the square metre on the pressure washing page.
