Carpet cleaning in Southwark usually means a flat in a block, since 64.4% of households occupy a purpose-built flat; we charge £36 for each bedroom carpet and £57 for a two-seat sofa, both cleaned where they are.
Southwark’s flats are blocks and estates far more than conversions. Converted or shared houses hold only 9.6% of households, while terraced houses account for 14.3% and semis for 5.7%. Southwark Council describes itself as the largest council landlord in London: by its July 2025 count, over 37,000 council homes, plus around 16,000 that leaseholders and freeholders have bought. So most carpet work here happens behind a front door off a shared landing. On the phone we ask two things early: the floor, and lift or no lift.
In a block flat the bedrooms and hall are often carpeted while the living room may be carpet or laminate. A two-bedroom flat starts from £36 twice, plus £43 for the living room and £22 for the hall, and a rug lying on the laminate can join the same visit: a small one, 3 square metres at most, adds £35.
Council tenants, leaseholders and landlords in Southwark
Social renters are the largest group in Southwark at 39.7% of households, with owner-occupiers (28.9%) and private renters (28.7%) level behind them. The private share swings from 18.7% in Dulwich Village ward to 41.2% in Surrey Docks. Most of those lets now need a licence. Selective licensing reaches 19 of the borough’s 23 wards, leaving out only Dulwich Village, St George’s, North Bermondsey and Borough & Bankside. Separately, an additional HMO licence applies borough-wide to any home with three or more sharers, under a scheme from March 2022 to March 2027.
For a landlord, the empty days between one tenancy and the next are when carpets are easiest to do. Carpets added to end of tenancy cleaning are charged at the lower rate of £29 per bedroom, because the cleaner is on site already. Council tenants and leaseholders book a carpet or sofa clean the same way as anyone else, by phone or through the form.
Parking zones for a carpet cleaner in Southwark
Some 60% of the borough falls within Southwark’s 31 controlled parking zones, and their hours differ widely. Herne Hill is controlled for two hours at midday on weekdays, while Bankside’s zone runs from 8am until 11pm on every day of the week. When a zone is outside its hours, no permit is required and a visitor’s car parks without charge, so a Saturday booking in a weekday-only zone costs nothing for parking.
Inside the hours, a resident can buy a visitor session online, lasting an hour, five hours or a full day, and resident bays also have a daily trader’s permit. Pay-by-phone comes in two bands, with the dearer one in zones GR, G, F, D, C2 and C1. Every trip with the machine starts at the car, so a bay near the entrance helps. Whatever is spent on parking is charged on at cost, and the total for parking never passes £40.
Carpet cleaning in Bermondsey
Many of the little warehouses on Bermondsey Street, typically with a hoist over tall loading doors, became loft homes in the 1980s and 1990s. A loft is often one open floor with no walls to divide it into rooms, so it is priced by area: measure the carpeted part, multiply length by width, and the rate is £3 a square metre. Where the loft has bare boards, the job moves to the rugs, at £51 for one over 3 square metres, cleaned in place. Below Southwark Park Road, Thorburn Square is all that is left of a crowded 19th century district, with small front gardens on narrow Victorian streets; there the carpet cleaning is usually the hall, a flight of stairs and the bedrooms. Check your zone before booking a weekend. Bermondsey’s zone G is controlled every day until 11pm, so even a Sunday visit needs a paid session, while London Bridge zone F stops on Saturday evening and the South Bermondsey and Thorburn Square zones apply on weekdays only.
Carpet cleaning in Peckham
Peckham Rye station opened in 1867, and after 1870 the land around it filled with terraces and semi-detached houses meant for middle-class families. A number of them now hold flats: 17.9% of Rye Lane ward households live in converted houses or shared ones, and 25.6% rent privately. Between tenants, a landlord can have the bedroom carpet (£36) and the mattress done on one visit; the mattress cleaning is £35 and happens on the bed. Peckham ward is mostly flats, two in three households in purpose-built blocks, and 57.9% of its households are social tenants. For the carpet cleaners, timing is the useful trick here. Peckham West (PW) has the shortest hours, two weekday hours from 9am to 11am, so a visit starting at 11 needs no permit at all, whereas zone B applies Monday to Saturday and North Peckham (R) Monday to Friday, both from half past eight until half past six.
Carpet cleaning in Camberwell
Camberwell Grove and Grove Lane went up over seventy years, from the 1770s to the 1840s, with houses whose dates run from late Georgian through to Edwardian. In a house of that age the stair carpet can run through several flights from the hall to the top floor. Each full flight is £41, and a few steps to a half-landing count as a short flight at £29, so count them before you call. Most of Camberwell lives in flats, though: 83.6% of households across Camberwell Green and St Giles wards, and 90.1% in Camberwell Green ward taken alone. On the Green’s east side stand Peabody tenements, and off Peckham Road the 1950s Sceaux Gardens council estate shares a conservation area with the Old Town Hall and its late 18th century neighbours. In a flat, the sofa and an armchair (£33) can be cleaned on the same carpet cleaning visit; fabric sofas and chairs are covered on our upholstery cleaning page. Zones K, NC and EC all stop at the weekend and charge Southwark’s lower hourly rate when they do apply.
Carpet cleaning in Dulwich
Houses are the norm in Dulwich Village ward, where flats hold just 27.8% of households, the smallest share of any Southwark ward; terraces take 32.6% and semis 32.2%, and the big houses in the Village are still mostly lived in by single families. A whole-house booking can take in the hall, stairs, landing, several bedrooms and the lounge. In a house with young children or a dog, the lounge carpet and the sofa seats wear fastest, and stain protection (£33 a room, £13 a seat) applied after the clean buys a little time: a spill beads on top of the pile and can be blotted before it sinks. Goose Green ward, around Lordship Lane, is more mixed, with converted or shared houses holding 35.8% of households. The Village zone (DV) has two short weekday windows, 8 to 9.30 in the morning and 3 to 5 in the afternoon, so our carpet cleaners can often park after half past nine and leave before three without paying. East Dulwich (ED) covers the whole working day from Monday to Friday.
Carpet cleaning in Rotherhithe
Much of Rotherhithe was built after the docks closed. The Surrey Docks were shut and mostly filled in during the 1980s, new housing went up on the land, and along the river old warehouses were converted while new blocks rose beside them; Greenland Dock is the largest dock that survives. Purpose-built flats house 77.4% of Rotherhithe ward’s households, and Surrey Docks ward has the highest private renting in Southwark at 41.2%. In a flat let furnished, the landlord’s sofa can go on the carpet booking between tenants: £57 covers a two-seater and every further seat adds £26, and the chair and settee cleaning page has prices for dining and office chairs. Canada Water, the part of the old Canada Dock that was kept (its north-west half), is where the Canada Water Masterplan proposes roughly 3,500 further homes, with a new high street. Carpet cleaning at the weekend is simplest for parking, because Rotherhithe’s zones H, S and N apply on weekdays only, from 8am or 8.30am until 6.30pm.
Carpet cleaning in Elephant and Castle
Where the Heygate Estate stood (1,214 homes, finished in 1974 and pulled down from 2011 to 2014), the regeneration plans 2,704 new homes. Newer flats like these more often have hard floors, which puts the work onto rugs and the sofa. Older homes nearby need more carrying. On the Pullens Estate the late Victorian tenements rise four floors with flat roofs, each reached through an ornate front entrance and a shared stairwell, with two-storey workshops in the yards behind (Iliffe Yard, Clements Yard and Peacock Yard). The cleaner takes every piece of kit up that stairwell, so a top-floor flat takes a little longer to get started. West Square, one of the earliest Georgian squares left in south London, is lined with late Georgian and mid-19th century terraces, where stairs are usually part of the job. For landlords, Newington ward has been under selective licensing since March 2022 and North Walworth since November 2023, while St George’s ward sits outside the scheme. Carpet cleaning between those lets can be booked by the landlord, the agent or the outgoing tenant.
Carpet cleaning in Borough
Almost every Borough household lives in a flat: 94.9% across Borough & Bankside and Chaucer wards, with 37.9% renting privately. Trinity Church Square is a set of matching early 19th century terraces laid out around grand squares, Henry Wood Hall standing in the middle. Houses of that period tend to have tall windows, and long curtains can be cleaned where they hang for £42 a pair, as described under curtain cleaning. On Thrale Street and Anchor Terrace, smaller late 18th century homes sit among 19th century commercial buildings; a small room or study there is £29. Parking costs more here than in most of the borough. Bankside zone C1 is controlled from 8am to 11pm on all seven days, and Borough zone C2 through the working day on weekdays, both at Southwark’s higher pay-by-phone rate. However long the carpet cleaning takes, the parking added to your bill stops at £40.
Carpet cleaning in Nunhead
Nunhead has streets of late Victorian and early Edwardian houses, Carden Road and Tresco Road among them, and 26.4% of households in Nunhead & Queen’s Road ward are in terraced houses. A terrace’s stairs rise straight from a narrow hall, so the hall, the flight and the landing form one continuous run of carpet. We price them separately (£22, £41 and £9), which means you can book just the stairs if that is where the wear shows. Private renting is low here, 19.3% of households and one of the smallest shares in Southwark, while 47.5% rent socially. For a landlord, the ward has been in Southwark’s selective licensing since 1 November 2023. Parking is easy to plan around: QR, the Queens Road zone, applies for two weekday hours only, from 1pm until 3pm, so carpet cleaning that starts in the morning and finishes by 1pm needs no permit. Around the Green, a conservation area keeps small 19th century buildings and two groups of listed almshouses on the corners.
Questions about carpet cleaning in Southwark
Will the carpet cleaner work on a Sunday in Bankside or Bermondsey?
Yes: we work Sundays like any other day, 8am to 7pm. Bankside’s zone C1 is controlled from 8am to 11pm daily and Bermondsey’s zone G from 8.30am to 11pm daily, so a Sunday visit in either still needs a paid session or permit. Many other Southwark zones stop at the weekend, and outside a zone’s hours visitors pay nothing.
Which Southwark wards are outside selective licensing?
Only four of the 23 are left out: North Bermondsey, Dulwich Village, Borough & Bankside and St George’s. The other 19 are covered. Five of those (St Giles, Goose Green, Faraday, Newington and Champion Hill) have designations that run 1 March 2022 until 1 March 2027, and the remaining 14 run 1 November 2023 until 31 October 2028. The borough-wide additional HMO scheme, for homes of three or more sharers, lasts until 1 March 2027. A landlord, an agent or a tenant can book the carpets between lets in any of them.
How is an open-plan loft in a converted warehouse priced?
By area. Where no walls divide the space into rooms, measure the carpeted floor’s length and width in metres and multiply them; the rate is £3 a square metre. A bedroom with walls and a door of its own is still priced as a bedroom, at £36. The Bermondsey Street warehouses turned into lofts in the 1980s and 1990s are one Southwark example.
Do you clean carpets in Southwark council flats?
Yes, for council tenants and leaseholders alike. Everything comes up by hand or in the lift, then the cleaner plugs into a socket in your flat and fills the machine from your tap, so water, power and heating need to be on. Let us know the storey, any lift and the closest place a car can legally stop. On a large estate the walk from the car can be the longest part of the setup.
