Most Lambeth households live in flats, and one in five is in a converted or shared house, so our carpet cleaners climb a lot of stairs: £41 for a full flight, £36 for a bedroom.
Lambeth’s homes are old. In the Valuation Office Agency’s count for March 2025, 39.8% of the borough’s 148,600 homes went up before 1919 and only 16.8% from 2000 on. When a Victorian house is split into flats, the upper flat often has a staircase of its own, a hallway running the depth of the house and bedrooms under the roof, all of it carpeted. The cleaner carries the machine and hoses up those stairs, so give us the floor number when you book.
Newer flats more often have wood or laminate underfoot, which moves the work onto rugs and sofas. Tenure splits almost evenly three ways in Lambeth: social tenants 33.6%, owner-occupiers 33.0% and private renters 31.4%. On one street we might clean an owner’s stair carpet in the morning and a rented bedroom between lets in the afternoon.
Carpets between tenancies in Lambeth
Private renting varies a lot across the borough, from 20.1% of households in Myatt’s Fields ward to 42.8% in Streatham St Leonard’s, and Lambeth now licenses nearly all of it. Apart from Vauxhall and Waterloo & South Bank, every ward is under selective licensing, which applies when one family, or just two sharers, rent the home. Knight’s Hill and three Streatham wards came first, on 2 September 2024, and the remaining wards followed a year later. A shared house with three or more tenants forming at least two households has needed a borough-wide additional HMO licence since 9 December 2021, under a designation due to end on 8 December 2026 unless the council revokes it first.
For the carpets, the best moment in a let is the gap between tenants. With the rooms empty the cleaner moves no furniture, and the pile can dry before anyone carries boxes across it. Booked alongside an end of tenancy clean, carpets are priced lower because the cleaner is already in the flat: a bedroom comes to £29, the living room to £36.
Parking for the cleaner in Lambeth
Of Lambeth’s 24 controlled parking zones, most sit in the northern half. Single yellow lines generally apply Monday to Saturday, 8.30am until 6pm, and double yellows at all hours, though the zone and bay signs on your street give the hours that count. Further south, around Streatham and West Norwood, zones are fewer and several run for only a couple of hours a day.
One Lambeth rule catches people out. The council sells resident visitor vouchers for domestic guests, and a tradesperson is not allowed to use one, so a carpet cleaner parked in your bay on a visitor voucher risks a ticket. The cleaner has to use a trader e-permit, or else a traders’ voucher, and on a council estate there is a separate estate visitor permit. Whatever the cleaner pays for a permit or a pay-by-phone bay is added to the bill at what it cost, up to £40.
Carpet cleaning in Brixton
Lambeth’s conservation notes say the pockets of homes in Brixton’s town centre are mostly mansion blocks, naming Rushcroft Road, Electric Avenue and Coldharbour Lane. Flats in blocks of that age tend to have a long internal corridor, and that strip of carpet takes more feet than any room; on its own it is priced as a hallway at £22. Older still are the houses that went up before the railway, in stock brick dressed with stucco. St John’s Crescent has some of them: three floors, plus a semi-basement below. That can mean four floors of carpet joined by flights and half-landings, at £41 for a full flight and £29 for a short one. Semi-basement rooms get the least moving air, so they dry slowest; leave a window open down there, or the heating on. Check your zone before the day. Brixton Inner, around the station, also runs on Saturdays (8.30am to 6.30pm). Zones B and E stop at the weekend, so Saturday carpet cleaning in B or E needs no zone permit.
Carpet cleaning in Clapham
Private renting is higher in Clapham than in Lambeth as a whole: 37.2% of households in the three Clapham wards, against 31.4% across the borough, and more than a quarter (26.4%) are in a house converted into flats or shared. A flat carved out of a 19th century house and let to sharers will often have fitted carpet in every bedroom and a mattress on every bed, and between tenants both are due a clean. Each mattress costs £35 and is done where it lies (more on the mattress cleaning page). In the Abbeville Road conservation area, homes sit above 19th century shop parades, set in small terraces of even height, so the way in is often a street door and a single flight straight up; let us know if those stairs are steep or narrow. SW4 is split between Lambeth and Wandsworth, and the council on your side sets the parking rules. On the Lambeth side, zone C covers the streets by the Clapham Common and Clapham High Street stations, and Stockwell zone S those by Clapham North. Both are weekday zones, so our carpet cleaners can park there at weekends without a zone permit.
Carpet cleaning in Streatham
Parking in Streatham is mostly a question of timing. Many zones are controlled for part of the day only: St Leonard’s North from noon to 2pm, Streatham Hill East and West from 10am to noon, and Streatham Wells for six hours from 10am, all on weekdays. Around both Streatham and Streatham Common stations the council’s map has no zone, so a carpet cleaning visit may need a permit for two hours of it, or none. Streatham also has a bigger share of houses than the borough, with 13.8% of households in a semi-detached house against 7.8% across Lambeth. Telford Park dates from 1878 to 1882, an estate of Queen Anne style houses on Telford Road, Killieser Avenue and Criffel Avenue, and the Leigham Court Estate went up over four decades, 1889 to 1928, as long terraces of houses mixed with purpose-built flats. In a house the list runs beyond the bedrooms: the hall, the stairs, a landing at £9 and perhaps a through lounge, two reception rooms opened into one, at £61.
Carpet cleaning in Stockwell
Nearly nine in ten Stockwell households live in a flat (88.6% across the two wards), and social tenants make up 43.3%. The main post-war council estates are Stockwell Gardens, Spurgeon, Studley, Mursell, Lansdowne Green and Stockwell Park. On a council estate the cleaner needs Lambeth’s estate visitor permit to park, which is separate from the zone permits on the streets outside, so ask how your estate issues one before the day. Sofas are cleaned where they stand, so nothing has to come down a stairwell: £57 for a two-seater and £26 for each extra seat, with more detail under sofa cleaning. The Stockwell Park conservation area is another kind of job, with early 19th century villas, some detached, some semi-detached and others in small terraces, set in mature gardens. If a reception room there is far bigger than a usual lounge, measure it and our carpet cleaners will price it by the square metre at £3. Stockwell station (zone S) and Stockwell Park Road (zone B) both keep weekday hours of 8.30am to 5.30pm.
Carpet cleaning in Vauxhall
Of the seven areas on this page, Vauxhall has the most flats: 95.8% of households, and 87.6% in purpose-built blocks. Building began in 1992 at St George Wharf, the complex of flats and offices by Vauxhall Bridge, and St George Wharf Tower was finished in 2014. Newer flats like these more often have wood or tiled floors, so the job is often a large rug in the living room (£51 over 3 square metres), one or two bedroom carpets and the sofa. Rug cleaning happens where the rug lies. If your building has a concierge, a goods lift or sign-in rules for contractors, mention them on the call. Bonnington Square goes back further: its houses date from the 18th and 19th centuries, most of them belong to housing co-operatives today, and there the carpet cleaning is back to stairs and bedrooms. Vauxhall ward sits outside selective licensing, one of only two Lambeth wards that do; an HMO licence is still required for a shared house. Streets near the station fall in the Kennington zone (K), controlled Monday to Friday between 8.30am and 6.30pm.
Carpet cleaning in Kennington
Kennington’s terraces go back to the 18th century. Kennington Road opened in 1751 and terraces soon lined its east side, and Cleaver Square dates from 1788; the Duchy of Cornwall Estate came much later, in the 1910s. A Georgian staircase is often narrow and steep, and some still carry a runner held down by stair rods. Our carpet cleaners do a runner where it is fitted, with a cooler rinse if it is wool, so mention the fibre if it is known; a full flight is £41. Most Kennington households live in flats all the same (85.1%), and 48.0% are social tenants, the highest share of the seven areas here. On Lambeth Walk, in a conservation area shared with China Walk, Victorian and Edwardian terraces stand beside the China Walk Estate, built in 1928 to 1934 by the old London County Council. A flat there might need a bedroom at £36 and a living room at £43. The K zone, and the KS sub-zone around Cleaver Square, are both enforced on weekdays, 8.30am to 6.30pm.
Carpet cleaning in West Norwood
Parking is often simpler in West Norwood. Lambeth’s own zone map has nothing marked at West Norwood station or along Norwood Road, though the signs on your own street still decide it. Houses are a larger share here than in Lambeth overall: 19.8% of households are in terraced houses and 16.1% in semis. In a house, everyone going up to bed crosses the stairs and the top landing, and a landing adds only £9 to a bedroom booking. Four estates, Holderness, Portobello, Fern Lodge and York Hill, replaced big houses lost to bombing or demolition, and went up in the late 1940s and the 1950s. In a flat on one of those estates, an armchair at £33 or the sofa can go on the same carpet cleaning visit as the bedrooms (the upholstery cleaning page explains which fabrics get checked first). Norwood Road’s main parades, from York Hill down to the station, were built around the turn of the 20th century.
Questions about carpet cleaning in Lambeth
Will you clean the communal stair carpet in a converted Lambeth house?
Yes, if the people responsible for it book the visit. In a house split into flats the communal hall and stair carpet is usually shared, so the booking tends to come from the freeholder, a managing agent or the flat owners together. It is priced like any other staircase: £41 a flight, £9 a landing and £22 for the hall at the bottom. The cleaner plugs into one flat and fills the machine from its tap, so agree beforehand which flat that will be.
My SW4 flat could be in Lambeth or Wandsworth. Does it matter for the visit?
It matters for parking. The SW4 postcode district crosses the boundary between the two boroughs, so the zone hours and permits that apply depend on which side of the line your street is on, and your council tax bill names the council. Say which it is on the call and the cleaner will know which permit to look for. If a landlord is booking, the same boundary decides whose licensing applies to the let.
How long does a carpet in a Lambeth basement flat take to dry?
Carpets in a basement or semi-basement take longer to dry than those upstairs, because there is less moving air below ground. Above ground, a few hours is usual if a window is open or the radiators are on. Below it, keep both going through the afternoon and leave the doors between rooms open. A house of three storeys over a semi-basement, like those on St John’s Crescent in Brixton, can have its top floor dry before the bottom one.
