Carpet cleaning in Kensington and Chelsea is priced room by room: £36 for a bedroom, £41 for a flight of stairs and £57 for a two-seat sofa, each cleaned by hot water extraction inside your flat or house.

More than four households in five here live in a flat: 82.9% of 66,884 households at the 2021 Census. Over a fifth of all households (23.5%) live in houses that have since been split into flats or are shared, and most of those buildings are tall Victorian or Georgian terraces, four floors high and in places six. Dividing them up is the main reason the borough is the most crowded council area in the UK. For carpet cleaning, that means a lot of climbing. The machine, hoses and solution go up the common stair by hand, and a top flat in a converted terrace can be four flights above the street door.

When you book, give us the floor number and say if a lift goes up to it. The shared carpet on the common stair belongs to the building, which makes it a separate booking for the freeholder or managing agent; inside your own door the cleaner works through the rooms you list. Only 17% of households have a whole house (12.8% terraced, 3.1% semi-detached, 1.1% detached), and there the stairs can cost more than the bedrooms. A five-floor terrace has four flights and four landings from bottom to top: each flight costs £41 and each landing £9.

Carpets in Kensington and Chelsea’s listed houses

The borough has 38 conservation areas covering close to three quarters of its land, and its listed buildings number more than 3,800. Inside a listed building, consent may be required before even modest work: lifting floorboards, or changing a skirting, a cornice or a fireplace. A fitted wool carpet on a period staircase, or a rug laid over old boards, is therefore usually kept and cleaned in place. Hot water extraction suits that. Nothing is pulled up, the carpet stays on its gripper, and the wand is run close along the skirting.

Wool takes a cooler, gentler rinse than the nylon or polypropylene in many newly let flats, so mention the fibre if you know it. Rugs go by size: £35 for one of 3 square metres or under, £51 once it is bigger, and the rug stays on the floor throughout. Fringes, dyes and fibre types are covered on the rug cleaning page.

Rented flats in Kensington and Chelsea

Renting from a private landlord is the most common tenure in the borough: 39.6% of households in 2021, while 31.7% owned their home and 27.6% were social tenants. From 1 June 2023 an additional HMO licence has been required across the whole borough where three or more people from at least two households share a privately rented home and mandatory licensing does not already apply. That designation runs to 31 May 2028.

A shared flat puts several people’s daily routes over one hallway carpet, and the hall and any internal stair wear first. When a tenancy ends, booking the carpets alongside an end of tenancy clean brings a bedroom down to £29 and a living room to £36, since the cleaner is already in the flat. Furnished lets usually have a mattress in each room. Each one is £35, cleaned in the room, and the mattress cleaning page sets out which marks tend to lift and which stay.

Loading at the kerb in Kensington and Chelsea

No street in the borough is uncontrolled, so unloading is the first problem to solve on arrival. On single yellow lines the council allows up to 40 minutes of continuous loading with no dispensation, which gives the cleaner time to carry the machine and hoses to the door before moving to a paid bay. Longer stays need a dispensation booked 48 hours ahead, and the council will not issue one for a car, a people carrier, a four-wheel drive or a minibus. Parking the cleaner pays for goes on your bill at cost, never above £40. If your mansion block or purpose-built block has a porter, let them know the date, and tell us about the lift.

Carpet cleaning in Kensington

The Phillimore estate behind Kensington High Street was developed by Joseph Gordon Davis, a Pimlico builder, who agreed in 1855 to build on 21 acres. His leases ran from 1856 to 1868 on streets including Argyll Road, Essex Villas, Stafford Terrace and Phillimore Gardens. In a house there, the hall and stairs come before the bedrooms on the list: £22 for the hall, £41 a full flight and £9 each landing. Kensington Square is older again, laid out from 1685 by Thomas Young, and its large houses each had a garden at the back and a court at the front. It has its own conservation area appraisal, as do Kensington Court and Kensington Palace. Nearly half the households in Abingdon and Campden wards (48.7%) rent privately, so a landlord can book carpet cleaning with the move-out clean at the lower end of tenancy rates. Parking in controlled hours is pay-by-phone or a car park. The council names the Hornton Street car park (W8 7NX), which sits under Kensington Town Hall and is run by Saba, as one option, and a cleaner may use it when the nearby bays are full.

Carpet cleaning in Chelsea

Chelsea Borough Council built the Cremorne Estate at World’s End, the western end of the King’s Road, in the 1950s. Eric Lyons and Jim Cadbury-Brown then designed the World’s End estate, red brick towers that went up in the early 1970s in place of many Victorian terraced houses. In a tower flat, let us know if the lift is out of action, since the machine and hoses are heavy to carry up several floors. Sofas in flats get a lot of use: fabric is £57 for two seats plus £26 for each extra seat, and leather and suede sofas are priced on a call once the type is known. Check the postcode before booking carpet cleaning on Chelsea’s western edge. SW10 is shared with Hammersmith and Fulham’s Sands End ward, so an address near Lots Road may fall under another council with different parking rules. East of World’s End the council has adopted conservation area appraisals for Chelsea, Royal Hospital, Cheyne and Sloane Square, where the listed house rules described above may apply.

Carpet cleaning in South Kensington

Hans Town dates from 1777, when Henry Holland began laying it out for the Cadogan estate. Its first houses were mostly terraces of two or three storeys with basements and attics, and as the original leases expired, roughly from 1870 to 1890, much of it was rebuilt, this time in red brick. That Queen Anne Revival style, mansion blocks included, earned the nickname ‘Pont Street Dutch’, and Hans Place, Lennox Gardens, Cadogan Square, Hans Crescent and Pont Street itself were made a conservation area in 1971. In a house that keeps both basement and attic, stairs run down from the hall as well as up, and an attic room under a sloping ceiling is often small enough to price as a small room at £29. A mansion flat is all on one floor. Long curtains there stay hanging while they are cleaned, at £42 a pair (curtain cleaning). In the wards of Brompton & Hans Town and Queen’s Gate, 55.3% of households rent privately. Landlords should note that Lancaster Gate and Knightsbridge & Belgravia, two Westminster wards, also have SW7 addresses, and Westminster runs selective licensing, so the postcode decides whose rules cover the let.

Carpet cleaning in Notting Hill

In Pembridge, Colville and Norland wards, 33.7% of households live in a house that has been converted or is shared. The borough figure is 23.5%. The Hippodrome racecourse ran its final race in 1841, and within six or seven years most of the Ladbroke estate had been built; Robert Cantwell’s four storey Norland terraces were started in 1839 above Holland Park Avenue. Royal Crescent, St James’s Gardens and Norland Square have communal gardens, and so do Powis Square, Colville Gardens and Colville Square further north. If your flat is at garden level with a door onto one, leave that door and a window open after the cleaner has gone; moving air shortens the few hours a carpet needs to dry. Portobello Road needs planning around. On Fridays and Saturdays, while the market trades, part of it is shut to traffic, and a council consultation proposes closing the section from Westbourne Grove to Chepstow Villas as well, so carpet cleaning on a nearby street is easier to park for from Sunday to Thursday.

Carpet cleaning in Holland Park

William and Francis Radford were contracted for more than 200 houses here, and large parts of Holland Park were built between 1860 and 1880 as streets of big Victorian houses. Holland ward has 2.4% of its households in detached houses, over twice the borough share of 1.1%. Reception rooms in houses this size can be larger than the through lounge on our price list, and then the cleaner measures the floor and charges £3 a square metre. A big rug over parquet or boards is £51. After the clean, stain protection at £33 a room keeps a spilt drink on top of the pile long enough to blot it, though no protector makes a carpet stain-proof. Holland ward also has its own Sunday parking rule. Pay-by-phone bays elsewhere in the borough cost nothing on Sundays, but the Holland Park car park and most of the ward go on charging, so a Sunday carpet cleaning visit here carries a parking cost, added at cost up to £40.

Carpet cleaning in Earl’s Court

In Earl’s Court and Courtfield wards 90.8% of households live in flats, and 30.7% live in converted or shared houses, which here includes bedsits. The first building was in Earl’s Court Square and Longridge Road (1873), followed by Philbeach Gardens (1876) and Nevern Square (1880), and east of Earl’s Court Road the Courtfield streets set Italianate and red brick terraces beside mansion blocks. A bedsit with one carpeted room falls below the one-off minimum of £67, so it makes sense to add the mattress at £35 or an armchair at £33 to the same visit. Private renting is high: 52.2% of households, against 39.6% for the whole borough. If one tenant leaves and the next is due within days, book the carpet cleaning for the gap; the cleaner needs the flat empty of boxes to reach the edges of each room. Heating left on through the rest of the day helps the pile dry before the next tenant arrives.

Carpet cleaning in North Kensington

Trellick Tower on Golborne Road has 217 homes over 31 floors, and its separate lift and service tower reaches the corridors at every third floor and nowhere else. Flats above and below those floors have an internal stair, so if that stair is carpeted it goes on the list as a flight at £41, and the cleaner carries the machine up or down one level from the corridor. The finger blocks of the Lancaster West Estate in Notting Dale, Testerton, Hurstway and Barandon Walks, are three and four storeys high and reached by raised walkways with no lifts. Everything is carried along the walkway, so a little extra time at the start is normal. Golborne Road and Acklam Road frame streets laid out over 1864 and 1865; in 1868 and 1869 close to 400 building leases were granted, nearly all for narrow terraced houses of three storeys. A narrow hall is one reason upholstery cleaning is done where the furniture stands: an armchair is £33, a two-seat sofa £57. Across Dalgarno, Golborne, Notting Dale and St. Helen’s wards, social renting accounts for 62.0% of households.

Questions about carpet cleaning in Kensington and Chelsea

Where does the cleaner park when the borough has no visitor vouchers?

During controlled hours it has to be a pay-by-phone bay or a public car park, because Kensington and Chelsea gives out neither visitor vouchers nor business permits. Once controls end for the day, resident bays, single yellow lines and pay-by-phone bays are open to any driver at no charge, and pay-by-phone bays cost nothing on Sundays except across most of Holland ward and in its car park. What the cleaner pays goes on the invoice at cost, to a maximum of £40.

Does cleaning a carpet in a listed building need consent?

Cleaning a fitted carpet or rug in place leaves the boards, skirtings, cornices and fireplaces as they were, because nothing is lifted or fixed. Taking a carpet up to show the boards is a different question. In a borough with over 3,800 listed buildings, consent can be needed for works as small as removing floorboards, so ask the council before any carpet comes up.

Is every SW10 or SW7 address in Kensington and Chelsea?

No. SW10 also covers Hammersmith and Fulham’s Sands End ward near Lots Road, and some SW7 addresses are in Westminster. The council decides the parking rules the cleaner works to and, for a landlord, which licensing scheme applies. We clean carpets in every London borough, so the full postcode is all we need to plan parking.

Does a carpet in a top-floor flat dry faster than one in a basement?

It can. Warm air rises through a converted terrace, so a top-floor carpet in Kensington and Chelsea can dry sooner than one below street level, where little air moves. Keep the heating running, open a window if there is one and leave internal doors open, and walk on the carpet in clean socks until the pile no longer feels damp.
