Barnet has more houses than flats, with 27.5% of households in a semi, so carpet cleaning here is often the whole house: £41 a flight of stairs, £9 for the landing and £36 per bedroom.
At the 2021 Census owner-occupiers were 52.7% of Barnet’s 148,917 households, and social renters only 13.5%. Semis held just over a quarter of households, detached houses one in ten and terraces 14.9%. A house like that has carpet where a flat has none: a staircase, a landing, perhaps a conservatory at the back (£29) or a through lounge where two reception rooms became one (£61). Flats are still close to half the stock (47.4%), and purpose-built blocks account for most of those.
Hard water in Barnet homes
The cleaner fills the machine from a tap in your home, so a Barnet carpet gets cleaned with Barnet water, and every published reading we found for the borough is hard. Affinity Water supplies much of it: its postcode checker puts Whetstone (N20) at 271 mg/l, and readings further west, at Edgware, Colindale and Mill Hill, go past 300 and into its very hard band. The south of the borough is on Thames Water, which places Cricklewood in its Brent Cross zone, where four samples taken in 2025 ran from 256 to 281 mg/l.
Hard water makes any detergent work less well. That is one reason the cleaner pre-treats the dirtiest places first (the bottom stair, the hall, the strip in front of the sofa) before the extraction pass. In that pass, hot water is pushed down into the pile and the machine’s suction lifts it out again almost at once, carrying the loosened dirt and most of the solution away, so less is left in the fibres to stiffen as they dry. People often call this steam cleaning, and the steam carpet cleaning page explains the difference.
Parking the cleaner’s car in Barnet
Barnet sells day visitor permits to households inside a controlled zone, either virtual ones ordered four or more at a time or paper scratch cards. Each covers a single day in the permit bays marked with your zone’s letters, with an annual limit of 200 per household. A driveway is even better: tell us if the cleaner can pull onto yours, close to the door the machine goes in by.
Around Brent Cross the council is trialling new controls. Brent Cross Town alone may bring up to 6,700 homes, and the same regeneration includes Brent Cross West station, running since 10 December 2023. Experimental zone GG takes in streets such as Malvern, Cheviot, Cotswold and Quantock Gardens, and zone BA has been extended around Claremont Road, both under an 18-month experimental order. The consultation closed in June 2026 and the council said the zones would keep running while ward councillors weigh the responses, so the signs on those streets still count. Whatever the cleaner pays to park is passed on at cost, up to a ceiling of £40.
Carpet cleaning in Finchley
In Barnet’s description, Finchley is three town centres on the Great North Road: North Finchley, East Finchley and Church End. A larger share of Finchley rents privately than Barnet overall, 36.3% of households in the four Finchley wards against 32.7% borough-wide, and 56% live in flats. That makes the licensing map worth knowing. Finchley Church End is among the 10 wards in Barnet’s proposed selective licensing scheme, but East Finchley, West Finchley and Woodhouse are left out, so a let to one household in N3 might face rules that a similar let in N2 or N12 does not. The carpet side of a changeover stays the same in all four: empty rooms, a clean between tenants and a mattress done on the bed at £35 if the flat is let furnished. Four conservation areas sit inside Church End ward, Finchley Garden Village and Glenhill Close among them, where older houses bring the stairs and landing back into the carpet cleaning list.
Carpet cleaning in Hendon
Private renting in Hendon is well above the Barnet figure: 45.4% of households across Hendon and West Hendon wards, and both wards are on the list for the proposed selective licensing. When one of those lets changes hands, carpets booked with the end of tenancy clean cost less, £36 for a living room, because the cleaner is already there. Along The Burroughs, the conservation area is mostly terraced houses, with Middlesex University’s campus further north. A terraced house tends to have one straight flight from the hall and a landing at the top, each priced on its own. West Hendon is changing faster. The regeneration of its estate is meant to finish by 2031 with more than 2,000 homes, 28% affordable, with new bridges between Hendon station and the estate. Our carpet cleaners work in the new blocks and the older terraces alike.
Carpet cleaning in Golders Green
Golders Green ward had the highest private renting of Barnet’s 24 wards at the 2021 Census, 48.1% of households, and it is on the proposed licensing list along with Childs Hill. At the junction of North End Road, Golders Green Road and Finchley Road, the town centre is nearly all purpose-built parades, with shops at street level and flats above them. A flat over a shop is usually reached through its own street door and one steep flight, which the cleaner climbs with the machine; if your entrance is round the back, say so. The wider suburb is mostly late Victorian and Edwardian. The tube station opened in 1907, and a tram line in 1910 brought building to the west side of Finchley Road. In a furnished let or a family house, the sofa often gets as much use as the carpet. Fabric sofas are cleaned in place, and leather or suede ones need a call first, so we can ask about the type before pricing; the leather sofa cleaning page covers aniline, pigmented and suede.
Carpet cleaning in Edgware
Most of southern Edgware was filled in after the tube station opened in 1924, although George Cross and other developers had started building before then, by 1919. Six in ten households own their home (60.5%) and only a third live in flats, so the typical carpet cleaning list is a house: hall, stairs, landing and bedrooms, with a single step down into a kitchen extension at £4 if you have one. In a family house with children or pets, carpet stain protection on the stairs and lounge, £33 a room, gives a little time to blot a spill. Check the council before you book. The HA8 postcode is split between Barnet, Harrow and Brent, and the rules differ: Harrow’s own Edgware ward has had selective licensing since 2 May 2026, and neither Edgware nor Edgwarebury, Barnet’s wards here, is in Barnet’s proposed scheme. Affinity’s checker puts water at Edgware station at 310 mg/l, which it classes as very hard.
Carpet cleaning in Mill Hill
Up on The Ridgeway, Mill Hill’s conservation area is a mile-long strip of about 152 hectares holding roughly 260 houses, many of them modest brick or weatherboarded cottages set between schools and religious buildings. Cottages tend to have small rooms and a short stair, which keeps the bill down: £29 for a box room or study and £29 for a short flight. Owner-occupiers are 63.9% of households, higher than any of the other six areas here. Millbrook Park, at Mill Hill East, will have 2,240 homes plus new parks and a primary school, on land that was the Inglis Barracks and a council depot. When a household moves in there, the sofa and mattresses brought from the last home can be cleaned before they settle, on the same visit as any carpets. The ward has two council car parks: at Bunns Lane a car can stay up to three hours on a Saturday without paying, and the one on Daws Lane by Mill Hill Park is free for the first two hours.
Carpet cleaning in Colindale
Grahame Park stands on what was Hendon Aerodrome. The Greater London Council and Barnet built it as 1,777 council homes, a mix of plain brick terraces and long low-rise flats under flat roofs; its first family arrived on 23 October 1971, and in 2003 residents voted to regenerate the whole estate. Low-rise homes mean short carries, usually through a front door or up a flight or two. Colindale North ward, which includes Grahame Park, had the highest social renting of all 24 Barnet wards in 2021, 42.6% of households. Much of the western side of Colindale was semi-detached housing by 1939, which brings stairs and landings into the carpet cleaning again. Where the old Colindale Hospital stood, the site is now mostly blocks of flats, with the listed administration buildings kept. In a newer flat with a hard floor, rug cleaning happens where the rug lies, £35 for a rug of no more than 3 square metres. Affinity’s checker gives Colindale station 331 mg/l, very hard.
Carpet cleaning in High Barnet
High Barnet’s old town falls in two of the borough’s earliest conservation areas, Monken Hadley (December 1968) and Wood Street (April 1969), and High Barnet ward has around 94 listed building entries, St John the Baptist’s church and Arkley Windmill among them. In an older house the stair carpet or a rug may be wool, and some marks on old carpets are permanent: bleach, burns, dye transfer and stains that set years ago. The cleaner checks the fibre and each mark before starting and tells you what is likely to lift; the general page on carpet cleaning in London lists what usually comes out. Owner-occupiers are 62.6% of households and fewer than four in ten live in flats. EN5 crosses the Greater London boundary, so some EN5 addresses are in Hertsmere, Hertfordshire. Our carpet cleaners cover the London side; if you are not sure which side your street is on, ask on the call. None of the three High Barnet wards is in the proposed selective licensing scheme.
Questions about carpet cleaning in Barnet
Will Barnet’s selective licensing apply to my rented flat?
It depends on the ward. Barnet consulted until 15 September 2026 on licensing every privately rented home in 10 wards: Hendon, West Hendon, Golders Green, Childs Hill, Cricklewood, Colindale North, Colindale South, Burnt Oak, Finchley Church End and Friern Barnet. We could find no decision or start date when this page was written. HMO licensing is already borough-wide. It applies to any home shared by three or more people who are not a single household, and some converted blocks of flats let privately by a single owner, where the block has three or more storeys and three or more flats and the conversion is below the 1991 Building Regulations standard. Either way, the landlord or the agent can book the carpets between tenants.
My address is HA8 or EN5. Is it in Barnet?
Not always. HA8 is shared between Barnet, Harrow and Brent, and EN5 reaches into Hertsmere in Hertfordshire, and the parking and licensing rules are those of the council your address is in; your council tax bill shows which. We clean carpets in all three London boroughs. For an EN5 address on the Hertfordshire side, ask on the call.
What can I do with a Barnet carpet that is past cleaning?
Let the cleaner look first. Everyday soiling usually lifts, while bleach, scorch marks and stains that set long ago may be permanent, and you will hear which is which before any work starts. If you decide to replace the carpet, ask Barnet’s bulky waste service whether it will take it. Collections are booked at least 2 working days ahead, the price goes up with the number of items and everything has to be out by the front boundary before 6am on collection day.
